TomoDomo (共 々) means “together” in Japanese, Tomo (共) by itself stands for friend and community.

We started this company to create homes for people to connect with each other, enjoy life and grow from shared experiences.

Helen is the Hospitality Manager at TomoDomo Banyan. She is your go-to person and looks forward to helping you settle in and thrive here.

Important Information for your move

1
Before your arrival
  • Set up your access (JustIN Mobile App): Please download the JustIN Mobile App. This app gives you access to the building, your room, and all associated areas. We will automatically activate access for the phone number you provided when booking. Important: If you are using a different number, please let us know as soon as possible so we can activate access for the correct number.



  • Join the Community (Slack): Download the Slack app and join our workspace via this link. 

  • Your profile: So that other residents can get to know you, please update your profile: upload a profile photo, add your room number to the description, and list the languages you speak

  • First contact: We'd love it if you introduce yourself with a short message in the #introductions channel!


  • Share your arrival time: Please let us know your planned arrival date and time so we can prepare everything for you. You will receive all further move-in details a few days before your arrival date.


  • Bedding: Please remember to bring your own bedding, duvet, and pillow.



Communication:

We use Slack as our main tool for staying connected as a community. A few ground rules to keep things running smoothly:



  • What goes where? Administrative matters: Everything relating to invoices, your lodging agreement, or your booking should be sent to us by email. (info@tomodomo.ch)
    Community & daily life: Everything else goes through Slack. More information on how to use the individual channels can be found in the Banyan Slack workspace you have joined. Each of you is also assigned to a private kitchen chat for day-to-day coordination.


  • Good Vibes Only: Communication on Slack should always be friendly, respectful, and collegial. We want to foster a positive atmosphere across all shared channels.



  • Feedback: If you have something you'd like to share with us, please send a private message directly to your Hospitality Manager.

Payments
  • Prerequisite for move-in: Please ensure your first invoice is paid in full before you arrive. This is required for us to activate your access to the building and your room in time.



  • Monthly invoicing: You will receive a monthly invoice for the following month. Please ensure payment reaches us by the 1st of each month.



  • Payment process: All further details on payment methods can be found directly on your invoice.

Arrival



  • Check-in time: Your check-in is possible from 12:00 PM, as stated in your lodging agreement.



  • Temporary unloading: You may park directly in front of the main entrance for 5–10 minutes to unload your luggage. Please move your vehicle immediately afterward to keep the access clear. Further parking information can be found in Section 9.



  • Your access (JustIN Mobile App): You can now use your digital key in the JustIN Mobile App. To enter the building, simply hold your phone to the sensor on the right glass door of the main entrance. The same applies to your room.



  • Emergency access: If you have problems accessing the building, there is a key box (Emergency Key) in letterbox Nr. 8.Call our emergency hotline at +41 44 589 61 16 to receive the temporary code for the box.
    Inside the box you will find a physical badge that opens both the entrance door and your room.

  • Please return the badge to the box immediately after use and close it.
    Your personal physical badge can be found in your room in the Welcome Package after you move in.


  • Post Move-in Damage Report: After arrival, please check your room and complete your "Post Move-in Damage Report" within 4 days of move-in via your HUB account.

Events & Community
  • TomoDomo Events: Once a month, TomoDomo organises an event to bring the whole community together.



  • #activities: This Slack channel has ongoing announcements about events and activities : from us and from the community. Stay tuned!



  • Organise something yourself? Simply post it in the #activities channel so others can join.


Community & Socializing:

  • One of the most beloved parts of coliving is: cooking, inspiring, chatting (and cleaning!) together.



  • We believe sharing a meal is one of the best ways to build a sense of home and community.



  • External guests should be announced in the #visitors Slack channel

Keep it clean
  • Professional cleaning: Shared spaces are professionally cleaned every Thursday and Friday.



  • Your contribution: To keep things tidy during the rest of the week, it's important that everyone cleans up as they go. Always leave the space better than you found it.



  • House tour & kitchen organisation: Your house tour will be given by someone from the community who shares your kitchen. Use this opportunity to find out directly how the Kitchen Tasks are organised in your area, so you know from the start how things work.

The Building & Facilities

The building: Our building has 136 suites in total, each with its own bathroom. TomoDomo occupies floors 0 to 4. An underground garage is also available.

Infrastructure & Community:



  • Kitchens: There are 9 kitchens in the building (1 on the ground floor, 2 on each upper floor).

  • Laundry rooms: Located on floors 1 and 3.

  • Storage room: A large shared storage room is available in the basement.

  • Garden: The garden is shared with Pfizer, whose offices occupy the upper floors.


Heating tip: If your room feels too cold, please check the radiator (convector) behind the metal cover. Note: the metal cover itself does not get warm. Make sure the regulator on the convector is turned to the maximum setting to activate full heating power.

Emergencies / Locked Out

Locked out of your room?


  • Call the emergency hotline (24/7): +41 44 589 61 16 to gain access to the key box with the emergency key.

  • The emergency key is located in a key box inside "Letterbox 8" in front of the building.

  • If you have lost your key, please let us know as soon as possible.



SALTO door lock — emergency battery replacement:


  • If your lock is unresponsive, the batteries may be dead. You can regain access using the SALTO emergency kit and replace the batteries. If unsure, check the SALTO lock status.

  • The SALTO emergency kit is located at: ⚠️ [location to be confirmed]

  • Watch this VIDEO to see how to change the batteries (this can only be done from inside the room).

  • This GUIDE helps if you first need to gain access to the room.

  • We are happy to help during office hours (Monday–Friday, 08:30–17:00).

Parking
  • Pfizer parking: All outdoor parking spaces on the ground floor belong to Pfizer and are strictly off-limits.



  • Underground garage: To apply for a permanent spot, please fill out this Application Form.



  • Public parking: Blue zone information can be found on Züriplan.



  • Daily permits: City of Zurich daily parking permits can be applied for HERE.

Bicycle Storage

The bicycle carousel is located in the underground garage on Level -1. You can store your bike safely there. Please always make sure to lock it securely.


  • Access from outside: Enter code C9999 on the keypad and press "OK" to open the garage door.

Storage Room

For suitcases or belongings you don't need daily, our shared storage room is available on Level -3. To make sure everyone feels comfortable and space is used efficiently, please keep the following in mind:



  • Keep it tidy: Please clearly label all your items with your name and room number.



  • Fairness: Space is limited : you may use a maximum of two shelves for your belongings. Please be mindful of others.



  • Extra storage: If you need more space, you can flexibly rent storage with our partner PlaceB. Use the discount code "TomoDomo24" for 50% off your first month.

Waste & Recycling
  • Household waste (Züri-Säcke): For personal waste in your room, please use only the official "Züri-Säcke" bags. These must be purchased by you personally. The bags in the kitchens are exclusively for shared community waste and are funded from the shared budget. Where to dispose: Please bring your full Züri bags to the containers on the ground floor, next to the Co-Working/Atelier area.

  • Important: Illegally disposed waste is not permitted and will result in a fine.


  • Recycling (WeRecycle): Thanks to our partner WeRecycle, sorting your recycling is simple. The WeRecycle bins can be found in your kitchen. Information on what goes in each bin can be found on the kitchen fridges.Collection: Our cleaning team empties these bins every Thursday : you do not need to dispose of them yourself.


  • Cardboard: Please always flatten your cardboard to save space. Where to dispose: The cardboard containers are located in the Parcel Delivery Room next to the main entrance.

Kitchen Storage
  • Your personal space: You have a designated compartment in the fridge and freezer as well as in the pantry cupboards, labelled with your room number. Please only store your food in your assigned space.



  • Shared areas: Spaces with no label or marked "Shared Shelf" are for everyone.



  • Important rule: Please always add a current date to any products you place on the Shared Shelves. This helps us keep track of freshness and avoid unnecessary food waste.

Registration

You can register at the following address: Schärenmoosstrasse 99, 8052 Zürich



  • Your proof of residency: Use the lodging agreement you signed with us as proof of your address for the official registration.



  • Online registration: Swiss citizens can also register conveniently online via this link.

Mailboxes & Mail Distribution
  • Outdoor letterboxes: There is one letterbox per kitchen outside the building (9 in total). Your name is on one of them. The number on the letterbox corresponds exactly to your kitchen number.



  • Access & key: The key for your kitchen's letterbox can be found at the personal mail compartments, located directly outside your kitchen.



  • Distribution: When you empty the letterbox, please take all the mail with you and distribute it into the personal mail compartments for your fellow residents, which are also located at your kitchen.

Shared Community Budget

Monthly contribution: CHF 15.– per person



  • Use: For basic supplies (Züri-Säcke, washing-up liquid, sponges, spices, coffee, etc.).



  • Organisation: One volunteer per kitchen receives a monthly voucher and coordinates purchases with the group.



  • Decision-making: If any budget remains after essential purchases, your kitchen collectively decides how to spend it.



  • Communication: We will let you know on Slack once the budget has been made available.

Insurance & Damages

We strongly recommend taking out household and liability insurance before moving in so that you are fully covered.



  • Our partner: We work with Calingo Insurance. As a TomoDomo resident, you benefit from special conditions there.



  • Benefit: The insurance remains valid even after you leave TomoDomo.

Departure & Booking Termination

The notice period is 2 months to the end of a calendar month. Please let us know as early as possible when you plan to move out.



  • Official check-out: To ensure your departure is correctly recorded, please log in to your HUB, go to the "Support" tab, and select the "End Stay" function. Please make sure to register your departure through this function.



  • Submit your notice: Also submit your termination request here.

Final Cleaning
  • Condition at departure: Please leave your room in a tidy and clean condition.



  • Included: The cost of the professional deep clean is already covered by the payment made at the time of your move-in.



  • Additional effort: If the room requires excessive cleaning at handover (e.g. descaling, unblocking drains, stubborn stains, or mould removal), an additional minimum fee of CHF 80.– per hour will apply.
